A reflective elastomeric top coat is then sprayed over the foam to protect it from UV. Because there are no seams or fasteners, there's nothing for water to find — which is why foam works so well on the low-slope and flat commercial roofs that are common across the Phoenix Valley.

How often do you need to recoat a foam roof?

Every 5–10 years in Arizona, depending on the original coating thickness, sun exposure, and foot traffic. The elastomeric top coat is the sacrificial UV barrier — when it chalks, fades, or wears thin, the foam underneath starts breaking down and that's an expensive problem. How long does a foam roof last?

A properly installed and consistently recoated foam roof can last 30–50+ years in the Valley. The foam itself doesn't really wear out — what kills foam roofs is a missed recoat. Stay on a 5–10 year recoat cycle and you essentially keep restarting the clock. Skip two cycles and the foam degrades down to the substrate and you're looking at a tear-off and replacement instead of a quick recoat.

How much does a foam roof cost?

A recoat on an existing foam roof generally runs in the low-to-mid four figures for an average Valley home and into the five figures for larger commercial buildings, depending on square footage, prep work, and coating thickness. A brand-new full foam install costs more because of the foam itself plus the topcoat. Repairs to a small area — blisters, pinholes, hail dings — are usually a few hundred dollars. Can a foam roof be repaired, or does it need to be replaced?

Almost always repaired. Blisters, pinholes, hail dings, and worn coating are all normal foam-roof issues and they're all fixable — we cut out the compromised foam, re-spray, prime, and topcoat so the repair disappears into the field. The only time we recommend full replacement is when the coating has been missed for so long that the foam itself has degraded across most of the roof.

Is a foam roof good for Phoenix and Arizona heat?

Foam is one of the best low-slope systems for the Valley. The reflective top coat bounces UV and lowers the roof surface temperature, which translates to real cooling savings in summer. The foam layer itself adds R-value (insulation) on top of your existing deck, so attic and ceiling temperatures drop too. As long as it's recoated on schedule, foam handles Arizona sun, monsoon storms, and ponding water better than most alternatives.

Can you install foam over my existing roof?

Often, yes. Foam can be sprayed directly over sound built-up roofs, single-ply membrane, concrete, plywood, and even some metal — which means you avoid a full tear-off, save on disposal, and keep the building dry the entire time. We inspect the existing substrate first; if there's trapped moisture or rotted decking, that gets fixed before any foam goes down.

Does homeowner's or property insurance cover foam roof repair?

Sudden, accidental damage — monsoon wind, hail, a fallen branch — is usually covered. Gradual wear like a chalking topcoat or an overdue recoat normally is not. We inspect the roof, document everything with photos and a written report, and deal directly with your adjuster so you're not stuck translating roofing language back and forth.
